Steiner Ranch, UT Golf Club Community Real Estate Stats, January 2016
Relevant real estate market statistics are location centric. While you may read about market statistics nationwide, state wide or for Austin as a whole, it is important to also study the numbers for our local neighborhood. Steiner Ranch and our UT Golf club community are experiencing its own set of numbers. Above is a market study of sold homes in 2015, -and compared with the same period in 2014. –and broken down to a pinpoint study of section by section. As you can see prices are holding steady or increasing. For the community as a whole we see an increase of 5%. Days-on-market (DOM) is also on the rise however. DOM is up by 40%. All in all the market is still healthy and strong.
New Construction vs. Resale
It is also important to consider that our neighborhood market is in transition; -moving from new construction to all resales. Prices will naturally reflect this as we add improvements to our homes. While $/sqft is a good indicator for value and price it is important to remember that it does not always carry equally across the board, with smaller homes generally carrying a premium value as indicated in $/sqft.
