Sky-Rocketing appraisals Did you get tax-appraisal "sticker shock" yet? Have you had a chance to look at the 2016 estimated/proposed tax appraisal for your home? For most of us in Steiner Ranch the proposed appraisals increased by a large percentage.
Property tax protest -Do it yourself. Keep in mind that is not necessarily the final outcome for 2016. You are able to contest the proposed appraisal, and I am happy to help you with that process. It is an easy process that you can simply do yourself. You can hire a tax-appraisal protest firm to help you, but there really is no need to pay that extra expense. I have personally gone through the process multiple times, and you might be surprised to discover how quick and straight forward it can be, and in most cases: how courteous and helpful the Travis County Appraisal district employees can be.
Comparables They key to the protest is to find 3 to 6 similar property values that you can request be used by the appraisal district to adjust the value of your property. I am happy to help you with this. The very best comparables are from recent sold-data. Also, be mindful of lot-location: golf-course lot, greenbelt lot or interior lot. Size of home and lot is also key for acceptable adjustment properties.
Protest process It is a simple process: doing it early is always best. The appraisal district employees get real busy towards the filing deadline and they are more cooperative the earlier you visit them. In most cases they will meet with you there and then when you show up. In my experience I have been in and out of their offices in 1 hour and always with a positive outcome. Bring good sold-stats I provide you with and in most cases your home’s value for this tax year will be adjusted. It is that simple -IF you have good comparables to suggest.
